Terms & Conditions for Real Estate at Auction: Bidding is open to the public. You or your personal representative must be registered to bid. The bidder registration for real estate will be separate from the personal property. In the event you cannot be present to bid you or your representative must register to bid, provide down payments, and make arrangements to bid at least 3 business days in advance by contacting Gregory Klug at 920-723-4309 or via email gregklug@wisauction.com.
The WINNING BID IS NOT CONDITIONAL UPON FINANCING, and therefore, this is considered a cash sale. If financing of any kind is required to purchase this property, please be sure that appropriate arrangements have been made prior to the auction. The seller of this property requires that the high bidder be able to demonstrate proof of funds or financing pre-qualification before executing the contract of sale. If the purchase will be financed, please bring a copy of a Letter of Commitment from your lender that states the amount the borrower is qualified for. The letter should be on the lenders letterhead.If the purchase will be paid in full with cash, a bank letter or other financial account statement showing proof of sufficient funds to cover 100% of the purchase price will be required. Buyer understands and agrees to submit said document to auctioneer prior to registering to bid at the auction, and submittal of the Buyer's offer is contingent upon receipt of said documents. OBTAINING A BIDDING TICKET; For lot 1 with buildings $5,000.00 down payment (earnest money) is required to bid at the auction.For lot 2 (empty lot) $2,500.00 down payment (earnest money) is required to bid at the auction.Cash, or a cashier?s check made out to you, is acceptable. Business or personal checks are absolutely not permitted. If you are NOT a successful bidder, your deposit will be refunded immediately.
IF YOU ARE A SUCCESSFUL BIDDER: If you ARE a successful bidder for lot 1 (with buildings) The cashier?s check will be signed over to the Auction Company and heldin the Major Wisconsin Auctions Trust Account as a non-refundable earnest money deposit. The high bid plus 3% buyer fee (premium) or a minimum of $1500.00 shall equal the total sale price. The buyer fee shall be collected by Major Wisconsin Auctions. The remainder of the deposit will be credited toward the purchase of the real estate.
If you are the successful bidder on lot 2 (empty lot) The cashier?s check will be signed over to the Auction Company and heldin the Major Wisconsin Auctions Trust Account as a non-refundable earnest money deposit. The high bid plus 3% buyer fee (premium) or a minimum of $600.00 shall equal the total sale price. The buyer fee shall be collected by Major Wisconsin Auctions. The remainder of the deposit will be credited toward the purchase of the real estate.
In the event you are the successful bidder of multiple propertiesall dollar figures for mentioned will be combined. RESERVE: This Real Estate is being offered with no reserve.
CLOSING: Maximum of $1000.00 closing cost will be the buyer?s responsibility & the remainder paid by the seller.Closing will be within 30 days. Seller provides Title Insurance and Warranty deed. Real Estate taxes will be prorated at closing.

LIENS AND EASEMENTS: Real Estate will be sold free and clear of all liens and encumbrances. All Real Estate is sold subject to any existing easements, covenants and restrictions, whether or not recorded and to title exceptions set forth in the Title Policy.
